Hotel development is likely headed for Rosemount
The dusty area east of the train tracks and north of County Road 42 has a future. In the coming months two projects, a hotel and a gas station, could sprout up on the long barren land.
City planners have started reviewing plans and could approve construction before the new year.
Last week the commission reviewed plans from the development company KJ Walk for a nine-lot commercial subdivision that will include the gas station and hotel. The planning commission held a public hearing on plans that will make way for a SuperAmerica gas station and a Country Inn and Suites.
The issue was tabled until the Oct. 23 planning meeting after residents brought up traffic concerns and KJ Walk submitted new information about the plans. City planner Eric Zweber said he anticipates the issues will be addressed and the project will continue forward.
Zweber said the SuperAmerica will be a corporate-owned location. Plans call for a 3,200 sq. ft. building that will include five pumping islands.
Warren Israelson of KJ Walk said the location is critical for both projects and that the company will work with the city to keep the projects going.
A feasibility report done more than a year ago stated that hotel could be good addition to the Rosemount community. For one, Zweber said, the addition will provide a place for visitors to Rosemount to stay. The community frequently hosts athletic tournaments and other events such as Leprechaun Days that bring people from out of town. Those people currently have to find lodging in other communities.
A hotel would also provide a place for events such as weddings and could bring in events such as conventions.
Additionally, Zweber said businesses such as Flint Hills Resources and Proto Labs as well as Dakota County Technical College have expressed an interest in having a place for their business travelers to stay.
In a modern sense, Rosemount has not had a hotel. Zweber said the city did at one time have a boarding house but nothing like we think of now.
The property the project will be located on was at one time designated residential like the property located to the east and north of the site. Zweber said the city changed the land designation in 2004 to make way for more commercial development.
With the addition of the hotel and gas station on the property, Zweber said they hope more development could take place on the property. He said they hope that complementary projects will spring up such as a restaurant.
